    We are seeking a Real Estate Accountant for our headquarters in Philadlephia, PA.

    Responsibilities

    Daily

    • Review lease profiles and lease documentation and forward to corporate accounting.
    • Process move-ins/outs and calculate new CAM estimates and final CAM reconciliations.
    • Responsible for interaction with property managers, leasing agents, and corporate accounting.
    • Assist with accounts receivable collection efforts
    • Assist with review, research and resolution of tenant account issues.
    • Communicate with management on any ongoing accounts receivable issues.
    • Correspond with accounts receivable administrator to resolve any cash application questions and correct misapplied items.
    • Process CM Batches to adjust tenant accounts and apply credits and serve as backup for posting billbacks to tenant accounts.
    • Review and post cash for region.     

    Monthly

    • Review general ledger to ensure accuracy of coding.
    • Calculate and post month end accruals, prepaid reclasses, and journal entries.
    • Communicate to property managers concerns/questions relating to the property income statements.
    • Review rent rolls to ensure accuracy and completeness and request move-ins/outs from property management.
    • Review recurring charges for all tenants to ensure charges are posting correctly.
    • Assist in preparation of Monthly Variance Package which includes providing explanations for actual vs. forecast.
    • Update corporate accounting balance sheet schedules (Accruals, Prepaid RE Taxes, and Unamortized R&M).
    • Move and apply all prepaid rent.
    • Send Late and Default Letters for any tenants with outstanding balances.
    • Prepare Rent Escalation Letters for all tenants with upcoming rent increases.
    • Review preliminary late fee report and send adjustments to corporate.
    • Review monthly auto debit report.
    • Bank account reconciliation
    • Review tenant billbacks before posting.     
    • On quarterly basis, calculate and post entry to distribute expenses from common entities to corresponding buildings.
    • Provide explanations for quarterly variances.
    • Assist with analyzing CAM variances between MRI and Argus.
    • Prepare Brandywine CAM Estimates and prior year CAM Reconciliations.
    • Various special projects.

    Qualifications

    • B.S. degree in Accounting
    • 2-4 years of relevant experience.
    • Proficiency in Microsoft Office required, specifically in Excel, Word, and Outlook.
    • Experience with accounting software (such as MRI) preferred.
